This site is operated by VES Administrative Management Group LLC ("we", "us"). By using it, you agree to these terms. If you do not agree, please don't use the site.

2. What this site is

Short lessons, one-page guides, and simple calculators covering money strategies for real-estate investors and business owners, along with citations to the underlying rules so you can check our work.

The point is to help you ask your professional a better question — not to replace them.

3. No professional relationship

Reading this site, subscribing to it, using a calculator, or contacting us does not create an accountant-client, attorney-client, adviser-client, or fiduciary relationship. We do not know your income, your entity structure, your state, your filing history, or your risk tolerance — and all of those change the answer.

Any calculator here is an illustration. It runs on the numbers you type in, uses simplifying assumptions, and does not account for your full circumstances. Output is an estimate, not a projection, a guarantee, or a tax position. Don't file anything based on it.

5. Accuracy, and rules that move

We try to be accurate and to cite sources. We do not promise the site is complete, current, or error-free. Tax law, IRS guidance, and market conditions change — sometimes retroactively. Content may be out of date by the time you read it.

Nothing here is a promise of any financial outcome. Examples and case studies are illustrative, are not typical, and are not a prediction of what will happen for you. Investing and business carry real risk, including loss of principal.

Where we list professionals, a listing is not a recommendation, endorsement, or verification of that person's credentials, licensing, or fitness for your matter. We are not party to anything you and they agree between yourselves. Check their credentials and licensing yourself before engaging anyone.

If you apply for a listing, you confirm the details you give are truthful and that you hold whatever licences your services require. We can decline or remove any listing at our discretion.

If you give us your email, we will send you lessons and occasional updates. You can unsubscribe at any time from the link in any email, or by replying and asking. See the Privacy Policy for what we hold and how to have it deleted.

The lessons, guides, videos, and design here belong to us or are used with permission. You are welcome to read them, use them personally, and share links. Republishing substantial portions commercially, or passing them off as your own, is not permitted without our written consent.

We link to outside sources — IRS pages, statutes, other sites — so you can verify what we say. We don't control them and are not responsible for their content or accuracy.

We may change, pause, or discontinue any part of the site at any time. We do not guarantee uninterrupted availability, and we may update these terms; the date at the top shows when.

To the fullest extent the law allows, we are not liable for any indirect, incidental, special, or consequential damages, or for lost profits, lost savings, tax penalties, or investment losses, arising from your use of this site or reliance on its content. Where liability cannot be excluded, it is limited to the amount you paid us to access this site — which, for the free content here, is nothing.
